Depending on the dimensions of your roof and the roofing system you would like on your roof, this cost varies. We recommend Homewyse.com as an excellent resource to estimate a reasonable price. We also offer financing options through Service Financing Company, LLC.
A system warranty refers to the installation of multiple roof components from the same manufacturer. Manufacturers offer extended warranties for using several components because they are specifically designed to work together and maximize the lifespan of any product when installed correctly.
After a roof replacement, you should receive two warranties, one from the manufacturer and one from the contractor. The warranty from the manufacturer covers the materials used. The warranty from the contractor is for the installation of those materials.
The average asphalt shingle roof in Florida has a lifespan of 15-18 years based on roof installation and maintenance.
The average concrete tile roof in Florida has a lifespan of 25 – 30 years based on roof -installation and maintenance.
Typically, a minimum of six nails is required to fasten each full shingle.
An asphalt shingle roof typically takes 2 – 4 days to replace depending on size whereas a concrete tile roof can take around 10 – 14 days for the entire roof replacement process.
The main variables involved in the lifespan of a roofing system are materials (shingle or tile, for example), age, climate, and installation, which is the most important. If the best materials are used but not installed properly, a roofing system will likely fail well before it should.
Storm damage is almost always unexpected in the state of Florida and can leave your home uninhabitable. If your roof suffers damage, water can penetrate. Any water inside your home can ruin the floor, walls, furnishings, and other contents. Moisture wreaks havoc in a matter of hours in some cases.

Roof Structure Components
Roof Eaves – The part of the roof that overhangs the exterior walls. It includes the soffit and fascia, which provide ventilation and a finished look.
Roof Gables (or Rakes) – The triangular portion of a wall between the edges of a sloping roof. Rakes extend from the ridge to the eaves for a finished appearance.
Roof Hips – The external angles where two roof slopes meet. Unlike gable roofs, hip roofs slope down on all sides.
Roof Ridges – The peak where two sloping roof surfaces meet.
Roof Valleys – The inward intersection of two roof slopes where water collects and flows off the roof.
Sheathing (or Decking) – The base layer, usually plywood or OSB, to which the roofing system is attached.
Ventilation & Flashings
Attic Ventilation – A system of intake (usually at the soffits) and exhaust vents (at the ridge or roof peak) that regulates attic temperature and moisture. Florida Building Code requires a 150:1 ventilation area-to-attic area ratio.
Drip Edge Flashings – Metal flashing installed along the edges of the roof to direct water away from the fascia and prevent damage. Florida Building Code mandates new drip edges for roof replacements.
Exhaust Flashings (Gooseneck Vents) – Roof flashings covering bathroom and kitchen exhaust ducts.
Pipe Flashings (or Boots) – Protective coverings used to seal around sewer exhaust pipes.
Wall Flashings – Sheet metal used to prevent water intrusion where the roof meets exterior walls. New construction typically conceals them under siding or stucco.
Shingles & Underlayment
Hip & Ridge Shingles – Shingles designed to cover the roof’s hips and ridges for a uniform look and additional protection.
Ice & Water Underlayment – A self-adhering secondary water barrier placed in valleys and around roof penetrations for added waterproofing.
Starter Shingles – The first row of shingles installed at the eave and rake edges to help prevent wind uplift and shingle blow-off.
Underlayment – A secondary water-resistant layer applied beneath shingles or tiles to provide temporary waterproofing before installation and backup protection afterward.
Roof Measurements & Types
Pitch (or Slope) – The steepness of a roof, measured as the vertical rise over a 12-inch horizontal run. In Central Florida, a typical slope is 6:12.
Square
– A unit of measurement equal to 100 square feet of roofing material.
